Why Should I rent From JKM Florida Villa?

We are individual property owners that have set higher standards than you would find through properties normally managed by a Tour/Management Company. We have formed an association that requires each home to meet these high standards and we constantly seek ways to make our guests stay pleasurable and stress free. 

The value is outstanding - compare us to a motel in price and privacy. As you may know, the privacy of staying in "your own" home is wonderful compared to a single motel room. 

We offer VALUE and SERVICE. We have someone on site that lives in the community that will personally handle any issues that arise. 

All our properties are fully licensed and inspected by the State of Florida Hotel/Motel Industry and EXCEED the standards that all hotels and motels must meet.

Are there any hidden charges

There are no hidden charges, all our prices are inclusive of 12% Florida tax.

What deposits do we need to give you and are they returnable?

There is an initial non returnable deposit of £100 / $175 per week payable to secure your reservation.

We no longer take a refundable security bond to cover accidental damage to the property or contents. We now provide Accidental Damage Waiver Insurance (ADW) at a cost of £20 $35 per booking.

How do I pay for my rental?

After you complete the reservation booking form and paid a deposit of £100 - $175 per week (or part of), we will send you confirmation by email.  The balance will then be due 10 weeks in advance of your stay. You can pay by credit card, but we will have to add a 4% transaction fee to the total.  
 

Where do I check in?

Once we have recieved the full payment, you will receive an email containing driving instructions, with the check in procedures (if you would like this information mailed to you please ask).  We have key-pad entry locks on all of our homes so there is no need to tour Florida to pick up keys, we will issue you a unique code with your arrival directions.

How old are your homes?

The majority of our homes are less than 12 months old. We feature newer homes. The average age of our homes is less than 1 year old. Our oldest home is 3 years. We are continually adding new homes to serve you better.
 

What is provided in the home?

All our homes are EXECUTIVE homes. The EXECUTIVE homes have all the extra amenities included at no additional charge . All linens, towels and washcloths are provided. Fully equipped kitchens with all the modern conveniences (microwave, dishwasher, disposal, refrigerator with icemaker, etc.), dishes, cookware, cutlery, coffee maker, blender, toaster. They have washer and dryers, ironing boards, vacuum cleaners and a hair dryer. Additionally all our homes have a garage for your use. All our homes have at least 2 cable televisions. 

Is there anything not provided?

The initial set up includes - toilet tissue in each bathroom, paper towels, a trash can liner, and small bars of soap for the baths, this is enough for one night additional items will need to be purchased locally. 

Is Maid Service included in the price?

All our properties are rented to guests on a "Self-catering" basis. Each and every property is cleaned on departure of every guest party, and inspected prior to your arrival. For your convenience and hygiene, each home is provided with a dishwasher, washing machine, dryer, mop, brush and pan for maintaining the property cleanliness during your stay. All homes are treated regularly for insects, and the pools are treated to maintain their cleanliness.

Some guests that stay for a longer period (over 10 days) request a mid-term clean, which can be arranged in advance through us for a standard fee.

When should I take pool heat as an option/are the pools heated?

All our properties offer pool heat as a separate chargeable option, which is clearly shown on the price grid.

Many of the properties that are offered also feature spa pools, and this additional amenity is identified in the description. Guests should note that a spa pool (or raised spa) is not a hot-tub. The temperature of a spa pool is typically set at the same level as the main pool. Guests should not expect hot-tub like temperatures to be available on spa pools.

We recommend that pool heat is chosen (if you intend to use the pool) between October and April. Pool heat is preset to the desired temperature for that particular property and cannot be adjusted. A pool blanket is provided as standard on heated pools, which should cover the pool when not in use to retain the heat (especially overnight!).

Please note that, in extreme weather conditions (below 55°F), electrically heated pools will not operate. While we take every precaution to ensure that pools are heated as specified, weather conditions may (rarely) affect the temperature of the pool. Where is the best place to...? .

Our guests have all kinds of questions and special requests. We welcome them. What is it you would like to know? Where to golf? Where to fish? Where is the nearest church? Whatever you need, we will be more than happy to help you find it. Just let us know we are always happy to chat about any aspect of your vacation. 

Here are some answers to questions we have recently received: 
Play Golf, Shop, Restaurants, Food Markets, DVD and Play station game hire?

    • There are over 50 nearby golf courses for you to choose from. A detail list is provided in each home. 
    • Shopping at Eagle Ridge Mall, Beltz Outlets, Florida Mall or one of the other shopping areas is less than 15 minutes away. Disney Downtown is 10 minutes from all our homes and there are numerous other areas of shopping to interest you. 
    • There are too many fine restaurants to list but a few that are located within a 10 minute drive are: Medieval Times, Planet Hollywood, JT's PRIME Time, Sonny's, Shoney's, Ponderosa, China Inn, and all of the major "Fast Food" chains. 
    • There are several major Food Markets located within a 5 to 10 minute drive from our homes. An example includes, Goodings, Publix, Winn Dixie Marketplace and WalMart Supercenter

What if I have to cancel?

Cancellation policy: 10 + week loss of deposit. 10 weeks or less no refund.

Do I need travel insurance?

We would strongly recommend that you get full travel and medical insurance for peace of mind.
